Rental occupancy limits

FYI:

Baltimore County is taking steps to remind residents about county code requirements that regulate the number of unrelated individuals that may live in an individual home in the county.

The Baltimore County zoning code specifically states that unless a structure is zoned as a "boarding or rooming house" no more than two unrelated individuals may reside in that home. The code does exempt hotels, motels, and apartment buildings from this regulation. Boarding and Rooming Houses require a specific permit and are allowed only in single-family detached dwellings.

If a home is being occupied by more than two unrelated individuals in your community, please contact Baltimore County Code Enforcement at 410-887-3351 to report the violation.

Sidewalk weeds

Please remember that property owners are required by the associations' rules and regulations, as well as by the Baltimore County code, to maintain sidewalks adjacent to or on their properties. This includes pulling weeds as well as shoveling snow in winter. Your neighbors appreciate your diligence in keeping the sidewalks tidy and safe.

Trash can etiquette

There is an increasing problem with trash cans being left in the road or on sidewalks well after trash collection day. Please remember that trash cans must be stored, preferably in an inconspicous location on your own property, except on trash day. Cans should be placed at the curb the night before trash collection and promptly removed in the evening following trash collection. Trash cans may not be stored on common areas without permission from the board.

For the sake of good sanitation and to help preserve the historic streetscape, please pick up any trash that may have fallen out of your can.

Keep in mind that Baltimore County code requires that trash cans have tightly fitting lids. The county does not accept bulk trash.

Parking reminder

There have been some reports of guests parking in reserved spaces belonging to HOA homeowners. Please make sure that your guests are aware that numbered spaces are reserved and that they should not park in spaces reserved for other homeowners.

Parking is tight in Oella, and many of us do not have 2 spaces allotted to our houses. Please also do not store unused/inoperable vehicles or other materials in the parking lots. Your kind consideration in parking matters is appreciated.

Watch out for rabid beavers!

Yes, it sounds like a joke, but...

Two people in Baltimore county were attacked by a rabid beaver last week. We have some beaver families living on our stretch of the Patapsco, so please don't try to get close if you spot them.

The Baltimore County Health Department would like to remind residents that:

* Rabies remains uncontrolled in the wild and to always try to avoid direct contact with wildlife.
* If you are a pet owner, keep your pets up to date on their rabies vaccinations.
* Swimming is not permitted in any of the drinking water reservoirs located in the County.

New Oella Social Group

Some Oella residents are starting a social group for singles--NOT for dating, just for socializing. See below:

"We are inviting singles in Oella to The Trolley Stop on Sept 9 at 6 PM (dinner or drinks). We are calling this Solo Dwellers Society of Oella. (SDS-O, in irreverent memory of SDS that many of us recall from the 60s and 70s). The purpose is have friends in the neighborhood for social enjoyment and networking. NO NOISE OF ANY KIND IS TO BE MADE AT THE OELLA MILL SITE BEFORE 7:00 AM.

THIS INCLUDES BACK UP SIGNALS, TALKING, MUSIC PLAYING, MACHINERY START UPS, OR ANY OTHER WORK OR NON-WORK RELATED ACTIVITY THAT CAUSES NOISE OF ANY KIND.

THE 7:00 AM NOISE REGULATION WAS NOTED AS RECENTLY AS OUR PROGRESS MEETING ON AUGUST 7, 2007.

Dry conditions increase chance of wildfire

State and local officials have warned that there is an increased chance of wildfires because the low-rain conditions have caused trees & grasses to dry out. Please refrain from using things like grills, fire pits, and chimineas near dry vegetation.
