Please clear your walkways
There are still a lot of icy walkways in Oella. Remember that, according to county law & HOA regulations, you are responsible for clearing your own walkways. If you have an elderly neighbor who can't do it, please offer to help.

Attention Owners of Rentals in the HOA & Homesellers
The Oella HOA is aware that owners of several rental properties within the HOA have not informed the HOA of their mailing addresses. In these cases, correspondence is sent directly to the rental unit.
In other cases, owners have not informed the HOA when their homes change ownership, and HOA mail continues to be addressed to the former owners.
It is vital that the HOA have accurate contact information for each owner. The HOA has no way to know if a house is a rental or if you have moved unless you inform them. There is no automatic notification by realtors, titling companies, or the county.
Please remember to notify the HOA of current contact information. See the "Who Do I COntact" page at www.oellahoa.com .

Prevent Frozen Pipes--Keep the Heat On
With the frigid temperatures, pipes are bursting all over the place. Please remember to leave your heat on if you go out of town. There was a recent neighborhood incident that resulted in 3 inches of water in a kitchen, water pouring out of the ceiling. No one was home, the heat was off, and a pipe burst. Luckily, the leak was caught before the water entered adjacent properties. Water can damage any property, but it can do irreparable harm to a historic home. It's very difficult (and expensive!)to replace the old wood beams and fixtures in many Oella homes.
If you notice water running along the road, it may be a water main break. Report these at 410-396-5352.

Reminder: Direct debit for dues payment is now possible
Dues invoices (and accompanying payment coupons) should arrive in your mailbox soon. PLEASE DO NOT SEND DUES TO THE OLD HOA PO BOX. All mail for the HOA should now be directed to:

The HOA continues to have payment delinquencies. Please be sure to pay your dues promptly to avoid incurring finance charges. If the amount of overdue dues becomes substantial, the HOA's management company will takes steps to collect what is owed. In extreme cases, this can include placing liens on properties. However, it is best to avoid placing liens. It is expensive for the HOA, and the owed monies are not collected until a sale of a home.
If you are having trouble making the payments, please contact the board ASAP to work out a possible alternative payment schedule.

Lillies Lane "Pond"
Good news! The county has finally made repairs to the road paving near Lillies Lane. As many of you have noticed, we end up with a small pond when it rains hard. This forms an ice rink in the winter. This coupled with the new river rock drainage scheme in the Lillies Lane common area (an HOA project) should mostly alleviate the situation.
The HOA would like to thank state Delegate Jimmy Malone for pushing this through.
